1. What will construction documents include?
Drawings include information needed by a qualified contractor to build the home depicted in the construction documents. The construction documents include the following:
Foundation plan
Floor plans, including window and door generic sizes
Framing plans (structural callouts are included on the floor plans)
Building sections
Details
Exterior elevations
Electrical schematic layout showing receptacles, switches and lighting fixtures
2. Will my construction document set include a licensed architect's stamp?
No. As is the case with all "stock" home plans, our construction documents are not stamped and approved for your specific site and permit requirements. Our license agreement requires you to have a local designer, architect or engineer review the construction documents to make sure they comply with your local building codes and conditions relevant to your building site, including any height restriction, set back requirements, etc.
3. Can I make changes to the construction documents?
You can customize your home design by taking the construction documents to a local designer, architect or engineer. You may need to hire a designer, architect or engineer to verify that your construction document package meets local zoning and building codes, including structural requirements such as snow loads, seismic and wind loads. Note that JEFF W. BURNHAM ARCHITECT assumes no liability for changes made in the construction documents by others and makes no warranties, either expressed or implied, in connection with the construction documents.
4. Can Jeff W. Burnham Architect make changes to the design of an existing plan?
The cost savings advantage of a stock design is diminished when one makes large scale modifications to an existing plan. However, modifications can be accommodated and provided, for an additional fee. Contact us using our contact information regarding your desired plan changes.
5. How much will it cost to build the plan I am interested in?
Without knowledge of your specific site, local conditions or your intended quality of finish materials, it is difficult to provide an accurate estimate. Competition and contractor availability varies throughout the country. It is important for you to contact local contractors to determine your area's typical rates, cost per square foot, etc.
6. What is recommended for heating and air conditioning (HVAC)?
As with costs per square foot, your HVAC requirements will vary with your region of the country where you plan to build. The plans provide for a closet or basement for your HVAC equipment. Talk to your builder with regards to the sizing and placement of your HVAC equipment.
7. How do I pay for a set of plans (construction documents)
